Monday Market Update: Small Cities w/Big Demand

There are seasons in life when big city living is calling, and other seasons that sound perfect in which to experience small town charm. HGTV has just compiled a list of 30 ‘up and coming’ cities based on data from the US Census Bureau and the Milken Institute. Criteria for top growth cities and towns include healthcare, jobs, incomes, economic growth outdoor recreation and housing affordability.

While the South continues to dominate for small towns with big demand, there are some other areas on the list – including TWO California contenders.

REDDING: It’s true, this town may be home to less than 100,000 residents, but it also boasts three universities, a growing healthcare industry and several national forests! Wages and job creation are notably increasing, shining a bright spot on a town that already offers more than 300 days of sunshine a year!

SANTA CRUZ: This sandy sanctuary is not just a big place to visit, but represents the 2^nd largest population increase among small towns with at least 50,000 residents. 7,000 people a year have joined this community as full-time inhabitants and little  explanation is needed as to why. As an iconic spot along the Pacific Coast Highway, Santa Cruz also offers surfing, hiking, beachside strolls, sailing and more.

Other top states that have small cities in big demand are Texas, Arizona and Idaho. Each of these locales has four fast growing small cities that ranked in the top 30 for large population growth.

Texas: Georgetown, New Braunfels, Abilene, Kyle

Arizona: Queen Creek, Buckeye, Goodyear, Maricopa

Idaho: Meridian, Coeur D'Alene, Idaho Falls, Lewiston
