Monday Market Update: Golden State Sales At-A-Glance

The latest California home price sales stats are here!

October is here and you know what that means: the latest statistics for September have been calculated and are ready for your review! Below you will find the California September 2021 Sales & Price Report courtesy of the California Association of Realtors®.

Please note that these figures represent the state data as a whole – and the actual figures per region will vary. The notable points of interest to us are:

| The sales-to-list price ratio hit the lowest level in 7 months… BUT is still 101.9%. The bottom line is that the vast majority of sellers are still selling their homes over asking.

| Active Listings had the smallest decline in 2 years… it’s a small glimmer of hope for increasing inventory but it is there!

| The state median home price has dipped from the peak, yet still remains over $800,000. This reflects the trend of slower home price acceleration. CAR® has similarly forecasted a median home price increase of 5.2% in 2022, compared to the 20.3% increase we witnessed most of 2020.

If you have any questions at all about what this report means for housing as 2021 draws to a close and how it may create opportunities for you in 2022, please do not hesitate to reach out!
