Monday Market Update: A San Mateo County Q1 Review
The real estate stats are in for Q1 2026 (that went fast!).
Wow! Can you believe that we are well into Q2 of 2026? April showers are about to bring May flowers, the clocks have sprung forward, and the spring real estate market has established its rhythm for the season. While every month (and community!) is subject to a different tune, there are some general themes that have emerged in this selling season. Below you will find two graphics, courtesy of the
San Mateo County Association of Realtors (SAMCAR)®. One summarizes and averages the data from
Q1 2026; the other provides the latest monthly data available (March 2026).
A Few Highlights:
- Note that home prices and condo/townhome prices trend very differently. Home prices have modestly risen while multifamily unit prices have dropped a bit.
- Interestingly, condo & townhome sales spent less time on the market in March 2026 – possibly suggesting a greater demand and likely related to fewer multifamily listings.
- SFR inventory has increased month over month, year over year and quarter over quarter! Yet condo & townhome listings and closings only showed a small surge in February.
- March is showing the fastest pace of home sales year-to-date for both homes & condos/townhomes.
The bottom line is that single family home prices are still rising, and home inventory is increasing. Condo and townhome prices and inventory are more dynamic, and vary greatly based on location, size, community amenities and HOA fees. While SFR home prices are subtly rising year-over-year, multifamily property prices are rising month-over-month in 2026 but remain lower than this time last year.
