Monday Market Update: The Winter Wonders of Selling Before Spring

The holidays are behind us and the weeks after the Super Bowel are traditionally the start of the ‘spring’ selling season (no matter what the calendar says)! With NAR® projecting that homes sales will increase by nearly 10% this year, you may be wondering when the right time is to sell. 


While traditionally winter is not when you would think of putting your home on the market, it can have many benefits. First, winter is a 3-month span of time, and while the holidays may be a stressful time to sell, the period from mid-January to mid-March is still winter – and offers some advantages. These months offer less inventory overall and less competition, meaning that serious buyers are more likely to be focused on your listing. It’s easier to stand out among the pack when it’s smaller in number, right? 


Second, all the things that you love about the comforts of your home in winter just might be big selling points for the next owners too. By now, you have no doubt heard that even in a seller’s market, staging can increase your home’s sale price by 5-15%. Consider adding some winter décor to that huge front porch for cozy curb appeal, accent living areas with the warmth of heavy, textured throws and showcase a coffee bar in your entertainer’s kitchen. Other ideas to evoke that ‘winter wonderland’ feel are to light a fire in the fireplace on open house day or bring in some seasonal scents via mulling spices or fresh baked cookies on the counter.


Finally, be sure to show that the heater is working well and turn up that thermostat – you never want a potential buyer to feel a chill or draft as they tour the space. Make it feel so comfortable and cozy that they never want to leave – except to write up an offer! 😉 


No matter what the season, our team always advises that the best time to sell is when the time is right for you and where you are going next. Selling in a traditional spring market may mean more competition from other homes on the market – and more competition from other buyers on the place you are hoping to buy next.
