Monday Market Update: Local Differences vs. National Trends

June 2025 – a glimpse into how 3 stats differ on a local and national level!

Do you ever watch the housing news and feel surprised? Does it ever seem like what you read online does not reflect what is happening in your neighborhood? You are most likely right! Much of the data reported in real estate is based on national averages, and real estate is a local and even hyper-local industry. There are countless variables that impact home price trends, days on market, inventory and more. 


Today we are providing access to the June 2025 Monthly Housing Reports on a national level as reported by Realtor.com®, and the June 2025 Market Data for SFRs courtesy of the San Mateo County Association of Realtors® (SAMCAR). 


INVENTORY 


Nationally, the inventory of homes for sale has risen 28.9% from June 2024 to June 2025. 


In San Mateo County, the inventory of homes for sale has risen 23% - from 1.3 months of inventory in June 2024 to 1.6 months in June 2025. This is a lesser amount than the national average and still nowhere near a balanced market of 4-6 months of inventory. 


PRICE PER SQUARE FOOT


On a national level, the median price per square foot has increased 0.7% year-over-year. Note that the median list price for a home across the US is $440,950. 


In San Mateo County, the price per square foot has actually dropped 1.26%, from $1,193 last June to $1,178 now. Note that the median sales price of a home today in San Mateo County is $2,000,000 – more than 4x the national median list price.

 

DAYS ON MARKET 


Per national average, days on market have increased from 48 to 53 days – but the same as pre-pandemic norms for summer. 


On a local level in San Mateo County, days on market has increased from 19 days in June 2024 to 22 days in June 2025. Homes here spend less than half the time they do on the market on average across the nation!
