Senior Spotlight: Generational Home Buying & Selling Trends

Here are 7 things Baby Boomers are doing in real estate right now. 

Did you know that since 2013, the National Association of REALTORS® has compiled data and published The Home Buyers and Sellers Generational Trends Report? You can find the 2025 edition in full HERE, and a detailed overview on the NAR® website HERE.


For the purposes of our Senior Spotlight, we wanted to share 7 key statistics that delineate the general trends of how many older adults are buying and selling and why.


#1: Younger Boomers (aged 60-69) represented 26% of recent buyers, while older Boomers (aged 70-78) represented 16% of recent buyers. This means that Baby Boomers make up 42% of buyers as a whole.


#2:  Primary reasons for buying are to move closer to family and friends and to downsize.


#3:  Younger Boomers are more likely to purchase in a small town, while older Boomers preferred to purchase in a suburb or subdivision.


#4:  Baby Boomers make up the largest share of sellers at 53%.


#5:  Sellers 79 to 99 years were most likely to downsize in the size of their home.


#6: Older boomers typically owned their homes for 16 years before selling.


#7:  Half of older boomers and 40% of younger boomers are purchasing homes entirely with cash.


BONUS Info:  Did you know that multigenerational living in growing in popularity? Last year 14% of buyers purchased multigenerational homes; this year that figure is 17%.
